Who this is for

You are two or three hours away. We are ten minutes away.

Many houses along the Meuse and the Semoy belong to owners across the border. Most stay empty forty weeks a year. That is what we change.

The houseA second home you visit a few weeks a year

Stone house, cottage, apartment in Charleville-Mézières or Sedan: any property that is furnished, insurable for short stays and declared at the town hall.

The guestsMostly your own compatriots

Belgian, Dutch and German families come for the walking, the cycling and the river, and book whole houses for a week. We write and answer in English, Dutch and French.

The ruleYou stay the host

The listing is published from your account, the platform pays the rent to your bank account, and we invoice our commission separately. We never hold your money.

How it works

From the first visit to the monthly statement

Nothing to do on site. One person to talk to, from the start.

  1. 1
    We visit and simulate

A visit of the house, an estimate based on comparable listings in your village, and a written proposal. Nothing is signed that day.

  2. 2
    Set-up in thirty days

Inventory sheet, professional photos, listing in French, English, Dutch and German, calendar and prices prepared for you to approve and publish from your own account.

  3. 3
    Every stay

Confirmation within two hours, access details on the day of arrival, cleaning and linen after each departure, photo check archived, review request after the stay.

  4. 4
    Every month

A one-page statement: nights, income, our commission, expenses, what the house needs before next season. Sent by the 3rd.

Questions from owners abroad

What owners across the border ask us

Questions fréquentes

Do I need a French bank account?
No. Airbnb and Booking pay hosts to Belgian, Dutch or German accounts. Our commission is invoiced separately, once a month.
Who declares the house and pays French taxes?
You do, as the owner. We help with the town-hall declaration and the registration number the listing must show, and we explain the tourist tax, which the platforms collect. Income tax on French rental income is a matter for your accountant; we provide the yearly figures.
How do you get in when I am not there?
A key box or a connected lock, installed during set-up, plus a spare key kept by us. Every entry by our cleaning partner is logged and photographed.
Can I still use the house myself?
As often as you like. You block the dates in your own calendar; we prepare the house before you arrive and after you leave, at the same cleaning fee.
What if something breaks at 2 a.m.?
Between 8 a.m. and 10 p.m. we answer within two hours. At night, five situations are handled immediately: water leak, total power failure, heating failure in cold weather, guests locked out, safety of people. Everything else waits for the morning. Repairs above the amount fixed in the contract need your approval.
